What caused this paint failure?

Dear Paint Professionals:
Would you please be so kind and identify for us seniors what could have caused the damage on this stucco wall on the outside of the garage?  ??? The house was approximately 10 months ago repainted.
We very much would appreciate your reply and it would be great if you could also suggest some solution  ::)

Mama, Is this the only place on the house that is peeling? If so I would say that the problem was caused by painting over a non compatible contaminant, I noticed that the failure is near the door's security opener Box. Years of hand oil and grime can accumulate in that type of area. It could also be any non compatible contaminant on the surface of  that area.The fix would be to scrape off any loose paint, clean the area with a TSP solution or equivalent rinse well apply an acrylic primer and repaint.

Also note that he caulk joint between the stucco and the doorframe appears to have failed - either this was a factor in the cause of the failure, or it is a result of the failure.  Make sure to recaulk that joint during the course of the repair.
