Zinsser Gardz, particular application?

Hi Folks,

Hope everyone on the forum is well.    I have an overhang ceiling on my garage of about 8 feet over an outdoor porch (8 x 24').  Now this is exterior as far as temperatures but doesn't get rain or snow.   It is old sheetrock and was painted white probably 25 year ago. Its all chalky and nasty.  Last Fall I dura-bonded some trouble areas using DB 90 and mesh tape and just noticed the Durabond 90 is pulling away from the ceiling in spots.    I would like to have a finished ceiling using joint compound to do an "Old English" ceiling then prime and paint.

Will rolling this ceiling out with Gardz first, solve this problem?  In other words will any small Durabond repairs and then the  joint compound Old English (Not too thick just for texture) ceiling "stick" better If I use Gardz to seal the ceiling first. 

Would this be a cure for my problem or will the Gardz prevent the joint compound from sticking?

It probably would, but I think because it is outside I would use Zinsser's 123

 But wouldn't the "123" seal but not penetrate the chalky old sheetrock like the Gardz would?   It's now warmer weather here in New England and the ceiling isn't directly exposed to the elements, so there will be no problem with temperature while drying.

If I was going to chance it, I would order me a gallon of Draw-tite from California. This is the product that Zinsser copied to make Gardz and does what Gardz does, only much better. It will not be cheap to ship up there( nor here in Maryland), that's why I use Gardz.

The bottom line question I guess is , Will joint compound applied to a ceiling over Gardz,.... adhere/stick?   Does anyone know?

So....chalky old ceiling...Gardz to seal it....Joint compound over the Gardz....when dry...prime the compound and paint white.  Does this sound like it will work?
